Who?

Brad Schaeppi & Thomas Campbell.

InvestProp was formed by Brad Schaeppi, a licensed broker, attorney, and 10 year veteran of multi-unit real estate development and brokerage.  Brad's experience covers the spectrum from commercial leasing and project management with PAK Properties of St. Paul, to work as a Senior Project Manager with Vail Resorts Development Company in Colorado, to most recently, institutional investment sales with Welsh Companies of Minnetonka.  In May 2011, Brad left Welsh Companies to create a multi-housing only brokerage that offers institutional level underwriting, analysis, and customer service to the individual owner and investor at a more affordable, small shop price.  In August 2011, Thomas Campbell, a recent graduate of Bethel University, was added as an investment sales associate. 

 

What?

Multifamily, Mixed Use, & Redevelopment Site Property Brokerage.

InvestProp is not a one size fits all commercial real estate group.  InvestProp brokers only for-sale multifamily, mixed use, and redevelopment site investment properties..  Our brokerage services range from representing first time buyers and sellers of small 1-4 unit rental residential properties to aiding industry veterans on acquisition or disposition of medium to large commercial apartment or mixed use properties.  

 

WhERE?

All of Minnesota with a focus on the Twin Cities. 

While InvestProp is based in Minneapolis, InvestProp has experience brokering multifamily properties in rural communities.  The Twin Cities, especially Minneapolis and St. Paul vary block by block.  Colleges, coffee shops, parks, bike trails, transit lines, crime, and a host of other neighborhood features impact how well a given multifamiliy property performs.  Investors and owners need to know their broker not only understands the property, but can deflect criticism on the sell side and uncover neighborhood improvement trends on the buy side. Brad Schaeppi, the founder and CEO, brings a wealth of knowledge to clients as a former board member of Lowry Hill East in Minneapolis, a both-sides-of-the-river perspective from living and working on both sides of the Mississippi River, and the intrinsic understanding of a fourth generation Minneapolis-St.Paul resident.     

 

How?

InvestProp adds value by conducting significant time-intensive up-front research into comparable sales, adjacent owners, and our proprietary database to target the most likely buyers as well as cast a wide net to catch new buyers in the market.  We developed our website, InvestProp.com  to capture and organize the needs of owners and investors in the market.  At anytime we can leverage this data for the benefit of our clients. 

Owners and investors register their buy criteria at InvestProp and receive automatic notification of new listings and market information.   This  system offers InvestProp's clients the opportunity to market their property for sale for the initial 30 to 90 days with little to no buy side commission in order to reduce broker commissions. In this event, InvestProp is not "hogging" the commission, it is in-fact offering a two tiered system (see below) designed to keep commissions low and clients pockets a bit more full at the closing table.
